Home owners should submit the full plans application for more complex works where plans have been prepared.

Building notice cannot be used for extensions built over a critical sewer as shown on Southern Water sewer maps.

You don’t need to provide plans with building notice. After you submit the notice, you must wait 48 hours before commencing work.

Before you submit

The main advantage is the speed of response on application, and that your fees are paid at time of submission – no further invoices will be sent

The main disadvantages are that you or your builder have no approved plan to work to, so problems may arise if your builder has different ideas regarding building control issues

On their visit, the building control surveyor will try to anticipate problems, but delays, alterations and remedial works may lead to increased costs.

Fees for building regulation approval using a building notice are 150% higher than a full plans application due to the extra time and supervision required.

Building notice cannot be used for premises where people are employed (such as shops, factories or offices) where the Regulatory Reform (Fire Safety) Order 2005 applies.
