As a landlord, you have legal responsibilities to keep your property safe and in good condition. Here’s what you must do:
- At the start of each tenancy, you must supply your tenant with:
- an EPC certificate,
- an Electrical Installation Report and,
- a gas safety certificate (if applicable).
- If you have an existing tenant living in the home since before 1 April 2021, you must supply your tenant with an Electrical Installation Report. This is to ensure that the Electrical Installation in the property is safe.
- If your tenant has an assured short hold tenancy that started or was renewed on or after 1 October 2015, you should also provide your tenant with a copy of the How to rent guide.
- If your tenant is an assured shorthold tenant then you must protect their deposit in a deposit protection scheme.
- You must arrange a gas safety inspection every 12 months by a Gas Safe registered engineer.
- You must keep your property in good repair, fit for human habitation and free of hazards.
- You must carry out repairs within a reasonable period once you become aware that work is needed. This will depend on the nature of the problem and how it affects your tenants, as some repairs will be more urgent than others.
