Proposals for the redevelopment of Tipner have been put forward since the early 1970s, when the construction of the M275 motorway made the site far more visually prominent.Despite a significant level of interest and effort both on the part of the City Council and prospective developers in discussion with the various landowners, the site has proved difficult to redevelop.
Present uses of the site include part of Pounds Shipowners and Ship Breakers Ltd., the Greyhound stadium, and a number of other largely industrial employers.
